WELLTOWER Business Summary
Welltower Inc. (NYSE: WELL) is the world’s largest healthcare real estate investment trust (REIT), generating revenue primarily through rental income, resident fees, and service-based charges across a global portfolio of nearly 3,000 properties. The company’s business model is divided into three primary segments: Seniors Housing Operating (SHOP), which accounts for approximately 80% of its net operating income (NOI) following a massive $14 billion acquisition spree in 2025; Triple-Net (NNN) properties; and a residual Outpatient Medical portfolio currently undergoing a $7.2 billion phased disposition to Remedy Medical Properties. Welltower maintains a dominant market position by leveraging its proprietary "Welltower Business System" (WBS) and data analytics to optimize operator performance in high-barrier-to-entry markets across the U.S., U.K., and Canada. Its primary direct competitors include Ventas Inc. (VTR), Healthpeak Properties Inc. (DOC), and CareTrust REIT (CTRE), against whom Welltower distinguishes itself through its superior scale, lower cost of capital, and concentrated focus on the private-pay aging demographic. Founded in 1970 as Health Care Fund by Frederic D. "Fritz" Wolfe and Bruce Thompson, the company is currently led by CEO Shankh S. Mitra, who has overseen a fivefold increase in market capitalization since 2020. The executive team was further solidified in early 2025 with the appointment of Co-Presidents Nikhil Chaudhri (Chief Investment Officer) and Tim McHugh (Chief Financial Officer), both of whom are decade-long veterans of the firm. Operations are managed by Vice Chairman and COO John F. Burkart, formerly of Essex Property Trust, while the company’s digital transformation is headed by CTO Jeff Stott, a key hire from Extra Space Storage. The Board of Directors is chaired by Kenneth J. Bacon and includes notable independent directors such as former UnitedHealthcare CEO Kathryn M. Sullivan and Ade J. Patton. The company is approximately 95% institutionally owned, with major stakes held by Vanguard, BlackRock, and Norges Bank.
